Meet your hosts, Sean and Rachel. We are a married couple, with a baby boy, a dog, and a cat. We purchased this property in August of 2025, worked very hard, and invested heavily into renovating and restoring this cozy private campground, in beautiful Sullivan County, PA. The summer of 2026 marks the humble beginnings of our dream to own and operate a unique campground, to share with outdoor camping enthusiasts! We have a vision to turn this spot into a unique and experiential oasis in the mountains. It will take us a few more years to get there, but we’re off to a great start!
We welcome all of you to have a great time, relax, explore, and make memories at Best Campground Near Me! In order to do that we humbly ask you all to participate in being a positive part of the community during your stay. We simply require everyone to be kind, conscientious, and considerate. Let’s strive to find that perfect balance of having a great time, while not negatively impacting the fellow campers around you. Let’s all camp together in harmony!
Please remember that you are a guest at our campground, on our property that we have invested in and worked so hard on. We kindly ask everyone to help us keep our grounds clean and safe for everyone to enjoy. All guests are expected to clean up after themselves at their sites, in community areas, and in our newly renovated bathrooms. Remember that as hosts we have the ultimate responsibilities to maintain the grounds and keep the place clean, but you can help along the way! Always pick up your trash, clean up after your pets, and if you make a mess anywhere you can simply tidy up after yourself. We want those classic “golden rules” to be followed at all times, by everyone. We are friendly human beings, and we hope that you will respect us as such.
Rules and policies
General policies:
Be kind and respectful to others at all times- Be a good neighbor by showing kindness and respect to everyone at all times.
Constant cleanliness- Keep your sites clean, always pick up after pets, never leave a mess in the bathrooms (see bathroom etiquette section below).
Respect the entire property at all times- We reserve the right to charge customer credit cards for any and all provable damages.
Enjoy fires responsibly- Always tend to your fires, do not move fire rings, do not burn trash, do not overfill fire rings, and mind heavy wind conditions.
Quiet Hours- All campers must respect our quiet hours between 12am-8am. Yes, our hours are later than other campgrounds, so please understand this before reserving.
Low Light Hours- Use minimal campsite lighting after 11pm. Bright LEDs disrupt dark sky star gazing, fire ambience, fire flies mating, and resting hours of other guests.
Please keep to your campsite only- do not walk through, play on, park on, or block other sites at any time. Empty sites are reserved for intended or potential guests only
Enjoy adult beverage responsibly- people of legal drinking age (21+) only, and do not get overly intoxicated. Have fun while being safe and constantly respectful of others
No loud music- keep all outdoor music playing to a very low volume. Your neighbor should not be able to hear your music. No music during quiet hours. Enjoy the sounds of nature!
Keep driving lanes clear- never block road ways, or park in the way of other sites. We all need ample room to park our equipment safely. Overflow parking lot provided
Registered guests only- Our small campground can only accommodate registered guests only. Please contact us about costs and permissions for day visitors.
One party per site- adding tents or second campers to one site is not allowed. All parties must rent their own site. We encourage groups to enjoy neighboring sites! Contact us about group accommodations.
No politics- We ask all guests to avoid divisive politics. We respect everyone’s opinion, but we’d like you to keep it to yourself while camping. No political flags allowed.
Water use- We are happy to provide these utilities for our guests but ask you to be careful and gentle when connecting and hoses. Please avoid leaking connections!
Electric use- electricity is costly in our area, so please do not leave AC units running on high while you are gone. We want you to be comfortable while conserving unnecessary usage.
Sewage connections and dump station- be sure to secure sewage connections and clean up any spills completely. We reserve the right to charge guests for any messes left behind.

Bathroom Etiquette:
Help us keep our nice new bathrooms clean for all to use!
Plunge clogged toilet- It happens, but you should take care of it. Please don’t leave a mess for the next person. We do not have a constant cleaning staff on site.

Shaving- Do not leave shaving cream or your hair behind. Please clean up after yourself with the next person in mind. We do not have a constant cleaning staff on site.
Flush waste and TP only- Do not flush anything else ever. Septic systems are highly sensitive and can be a real mess if the wrong things get flushed.
Time efficiency- Please keep bathroom time to a minimum. We want you to handle your business without making others wait too long.
Short showers- Please enjoy the comfort of a warm shower, but keep it quick to conserve water and avoid long lines for other guests.
Pet Policies:
Help us keep our campground pet-friendly!
Friendly, trained, and safe pets only- For the safety of others al high-risk breeds or pets must stay home. We love all animals but have to prioritize safety for all guests.
On leash only- All pets must be on leash at all times, no exceptions. In order to stay pet-friendly we must always use extreme caution to minimize risks and injury.
Never leave pets behind- You must alway tend to your pet on our grounds. Pets can never be left behind with no owners present. If you leave, take them with you.
Please control barking- We know dogs bark, but please be respectful of your neighbors and keep barking to a minimum.
ALWAYS clean up solid waste- owners must always clean up after their pets. We reserve the right to charge a cleaning fee or keep security deposits for any dog waste we have to clean up.
